Design Process
DESIGN PROCESS FOR NEW BUILD (CUSTOM)
1. THE INITIAL MEETING WITH YOUR DESIGNER
- Discuss your ideas, aesthetic preferences and budget
- Discuss your priorities and objectives
- Discuss your budget and timeline for construction
- Discuss your ‘must haves list’ and ‘wish list’ of features you would like to include in your new home design and discuss your priorites for each item
- Discuss your requirements for the functional aspects of your new home
- Review any collection of photos, drawings or product literature you may have
- Review the designer’s qualifications
- Review the design process
2. THE DESIGN FEE PROPOSAL
- Following the initial meeting, the designer will provide a design fee proposal for designing your new home outlining:
- the scope of the project and a description of the specific design services
- deposit amount
- all applicable fees
- the payment schedule
- Written approval and deposit are required to initiate work
3. THE DESIGN PROCESS (BUILDING)
- The services below are a general outline of what is required for the design of a new home.
- Review current municipal OCP and zoning by-laws
- Review current building codes
- Review existing site characteristics
- Review interior and exterior design concepts
- Review structural, mechanical and electrical design concepts
- Review landscape concepts
- Review view/sun/shadow studies
- Prepare preliminary siting and flow diagrams
- Present preliminary design sketches
- Architectural design development
- Prepare preliminary design drawings & specification sheets
- Review current building code
- Review/evaluate budget
- Interior design development
- Consultation with engineering services
- Electrical design development
- Landscape design development
- Present final design sketches
- A legal survey provided by a registered BC land surveyor is required
- you will be required to employ professional services of a structural engineer for the design of structural components, a geotechnical engineer for components such as excavations and soil bearing, a certified energy advisor, and a building envelope consultant for the design of the building’s exterior envelope
- Building Permit Drawings include:
- Detailed Site Plans: fully dimensioned
- Detailed Floor Plans: fully dimensioned
- Detailed Building Cross Sections: fully dimensioned
- Detailed Construction Details: fully dimensioned
- Detailed Elevations: fully dimensioned
- Application Submission for Building Permit
4. THE DESIGN PROCESS (INTERIOR)
PHASE 1: CONCEPT PACKAGE
- Design Concept Meeting
- Discuss your ideas and aesthetic preferences for interior finishes
- Prepare and present the design concept
- Presentation Meeting
- Fixtures:
- cabinet hardware
- interior doors and hardware
- appliances and fireplace inserts
- plumbing fixtures
- bathroom accessories (towel bars, hooks, mirrors, cabinets, etc.)
- shower enclosures and hardware
- lighting fixtures
- specialty built ins
- Finishes:
- millwork/cabinetry style and colour
- countertops
- flooring materials
- fireplace surrounds
- paint colours
- Prepare and present specifications document and specification cut sheets upon final approval of the selections of the fixtures and finishes
- The designer will prepare a set of interior design drawings that typically include:
- Proposed floor plans
- Floor and wall finishes plans: indicating floor and wall finishes
- Reflected ceiling plans: showing ceiling and lighting layout
- Electrical Plans: showing receptacles, lighting and switches
- Detailed Floor Plans and Elevations: fully dimensioned
5. OPTIONAL SERVICES
- 3D RENDERINGS
- If requested, the designer can provide 3D renderings to assist you to visualize what your new home will look like
- The Designer’s fee for 3D renderings can be included in the designer’s fixed fee or charged at an hourly rate
- BIDDING
- The designer can assist you to solicit bids for the construction of your project
- The Designer’s fee for bidding can be included in the designer’s fixed fee or charged at an hourly rate.
- PROJECT MANAGEMENT
- Consultation and correspondence with your general contractor or sub/trades
- Client consultation and correspondence
- Site visits and inspections
- File management and maintenance of project notes
- Administrative tasks such as couriers and detailed invoicing
- Review of cabinet shop drawings and supplier quotes from the contractor
- The Designer’s fee for project management can be included in the designer’s fixed fee or charged at an hourly rate as required
