Design Process

KITCHENS

1. The Initial Meeting with Your Designer
  • discuss the scope of your project
  • discuss your priorities and objectives
  • review the designer’s qualifications
  • review the design process
  • discuss your budget and timeline for construction
  • determine what permits may be required for your project
  • determine what drawings or plans may be available for the designer’s reference or if site measures and drawings are required at the onset.
2. The Design Fee Proposal
  • Following the initial meeting, your designer will provide a design fee proposal specific to the scope of your project.
  • Proposal outline:
    1. the scope of the project and a description of the specific design services
    2. deposit amount
    3. all applicable fees
    4. the payment schedule
  • written approval and deposit are required to initiate work
3. Concept Development
  • Design Concept Meeting
    1. further discuss your ideas, aesthetic preferences and budget
    2. further discuss your priorities and objectives
    3. review your ‘must haves list’ and ‘wish list’ of features you would like to include in your design and discuss your priorities for each item
    4. discuss your requirements for the functional aspects of the new space
    5. discuss any considerations for future projects
    6. your timeline for construction
    7. review your collection of photos, drawings or product literature you may have
  • Following the Design Concept Meeting, your designer will prepare preliminary sketches or 3D perspectives and a specification sheet of finishes, fixtures and appliances including images and samples
  • Presentation Meeting
    1. Further review the Design Concept, design sketches and specifications prepared by your designer
    2. Discuss any revisions or changes you have and finalize the design concept and specification sheet of the selected finishes, fixtures and appliances

BATHROOMS

4. Interior Design Drawings
  • Once the design concept and specifications are finalized, the designer will prepare a set of drawings that typically include:
    1. Detailed Floor Plans: fully dimensioned
    2. Detailed Elevations: fully dimensioned
    3. Floor material plans: indicating floor finishes (can be included on detailed floor plan)
    4. Reflected ceiling plans: showing ceiling and lighting layout
    5. Electrical plans: showing receptacles, lighting and switches
5. Building Permit Package (If required)
  • Should building permits be required for your project, you will need to submit plans prepared by a qualified designer
  • Building Permit Drawings for a bathroom vary in complexity but typically include:
    1. Detailed Floor Plans: fully dimensioned
    2. Detailed Construction Details: fully dimensioned
    3. Detailed Elevations: fully dimensioned (if adding or changing windows or exterior doors
  • Depending on the scope of your project, the municipality may require you to employ professional consultants such as a structural engineer for the design of any structural components that are outside the scope of Part 9 of the BC building code. Your designer will consult with the professional consultant as required
6. Optional Services
  • 3D Renderings
    1. If requested, your designer can provide 3D renderings to assist you to visualize what your new bathroom will look like
    2. The Designer’s fee for 3D renderings can be included in the designer’s fixed fee or charged at an hourly rate
  • Bidding
    1. If you have not chosen a contractor, your designer can assist you to solicit bids for the construction of your project
    2. The Designer’s fee for bidding can be included in the designer’s fixed fee or charged at an hourly rate.
  • Project Management
    1. Consultation and correspondence with your general contractor or sub/trades
    2. Client consultation and correspondence
    3. Site visits and inspections
    4. File management and maintenance of project notes
    5. Administrative tasks such as couriers and detailed invoicing
    6. Review of cabinet shop drawings and supplier quotes from the contractor
    7. The Designer’s fee for project management can be included in the designer’s fixed fee or charged at an hourly rate as required
